The hotel is exactly as in the pictures, and the views from the room were incredible.
The parking is free but limited, and the gate closes at 10pm. You can arrive later on foot, but won't be able to park on the hotel premises. We parked in front of the hotel with no issues, but it was almost full every time so be prepared.
The breakfast cost 15€ extra and was great for an Italian hotel breakfast (they had scrambled eggs, muesli, etc, which is often hard to find in Italy). Nice value for money.
There's one big problem with the hotel, which is the extreme lack of noise cancelation. We could hear our neighbours from the opposite end of the hallway as well as the ones behind the wall, not to mention the car and motorcycle noises. Almost every time someone in the floor shuts their door you wake up to the bang. To be fair, I suspect many old hotels around this area suffer from the same problem, but we slept poorly. Pack earplugs.
We visited during peak summertime, and we barely made it back from Bellagio as the ferries were booked for many hours in advance. When venturing out, always buy the return in advance and be prepared to queue for 1-2 hours in Bellagio (you might not fit in the next boat). This is a common problem in Lake Como, we saw stranded people all around.
Overall, the price seemed very fair for the establishment. If you aren't a rough sleeper, I'd recommend this hotel happily.
