The unit was uncomfortably warm with a $150 fee if we turned the A/C down. Several items in the unit were broken on our arrival. The upgraded us to a 4 bedroom, which was nice. However the room had stains all over the carpet and the TV upstairs didnt work. We called to see if they could fix the TV, told us maintenance would be there within the hour, so we waited and no one ever showed up. Nor did they ever follow thru the 4 days we were there. This is not resort per say. This is townhome complex with current owner renting their property through the company. the unit we had, was ok, not very cosy and kind of even unwelcoming spirit. the major problems we have: 1) no internet in the unit, but they advertise on their website that this is included(!) 2) they charge $100 for cleaning fee + $10 […] per day "resort fee" on the top of your bill. 3) furniture was very outdated and very bad mattresses, ( and I mean 1-2 star motel level). 4) they charge you almost for anything ( example: $125 for lowering AC to less then 72 degree.., business office use 20 min $5). 5) the waitress in the restaurant charge us 18% gratuity without disclosing it to us, and then presented bill with tip line on it. Convenient, plenty of room, and ideal for family vacations. The pool was very nice, neighborhood was very nice. My family would definitely stay there again.

thy charged my $65 for cleaning the room for three days.no one told me about it until i checked in which is too much and should be part of the room rate

Just about everything concerning Regal Palms was excellent! We stayed in a 4/3 pool home located in a neighborhood across the street from the main property. The house was very spacious and very comfortable. The house was clean and the staff was very helpful. However, beware of the "hidden" resort fees that are not disclosed when booking. My family really enjoyed this hotel, it was clean and comfortable and the pool was it's best feature. We were excited about the late hours of the pool and were looking forward to enjoying it late at night, however the pool after dark is not monitored and there were tons of unattended minors acting wild and crazy, throwing pool furniture around and my […] young daughter actually got hurt from objects in the pool that we were unable to see. Best deal for your money. This was our 3rd stay there in the 4 bedroom townhouse. The rooms were spacious & clean. Kitchens were well equipped. Best of all resort pool & lazy river are inviting & a fun place to hang out all day. I've stayed in many resort condos but unfortunately this was mediocre. The carpet was very dirty,and the furniture was tired. The king and queen beds were sloped in the middle which gave backaches to a couple of people. Needless to say we were glad we were only sleeping there for 2 nights. We had the pleasure of staying in january 2012 for 11 days. Nice spacios townhouse. Great with the pool area especially the hottub and lazy riwer Loved it, will stay here again if we are going to Orlando again

Loved this hotel! I would recommend to this hotel to any larger family. Unfortunately the weather was too cold to take advantage of the BEAUTIFUL pool area, but I'm sure everyone would love it!

The hotel is not bad but I would not recommend for a family or couple who enjoy nice things. The hotel is ok for a bunch of guys who want somewhere to sleep after golf. The staff at the hotel seem very nice.

Not real happy with the service or the charges.

This resort needs to update ASAP. The mattress was of the worst quality, no wi-fi, no dvd, it was very bad to come back tired and have to sleep on those beds.

The management team was not responsive to my calls. The beds and the pull out sofa are very hard.

Everything is great except when we check in there's a surprise charge on top of what we've already paid for through hotel.com. Which really sucks! Better check before book with them.

Good hotel and do recommend but the hotel does charge for cleaning per stay and a resort fee per stay. Also you do not a refund for early check out.

Even though there were a few suprises (not hotel fault) in our reservation our overall stay was fantastic. The four bedroom townhouse was more than enough room and the grounds were in great condition. We recently stayed at this hotel which is really a time share condo set up. We got a 2 BR condo which was upgraded to a 3BR When we checked in. The room includes a kitchen and laundry The pool is incredible, including a lazy river and a water slide, not to mention it's heated for those chilly nights, And open until 11pm! The rooms were very clean and […] comfortable. Could have easily gone with two or theee other couples and been comfortable still. But for the price, it was still great for just my wife and I. Also there is a Publix, gas sation, liquor shop, and tobacco shop right down the street. On the down side, not every room has wifi, but the lobby and restaurant area have free wifi and are accessible 24/7. Also, its about 10 minutes from Disney amd 20minutes from Universal, so a bit of a drive. Lastly, there are a mandatory cleaning fee and a resort fee which you should inquire about, and note that the cleaning fee is for when you leave, there is no daily maid service. The home and surrounding neighborhood was gorgeous from the outside. On the inside there were stains on the carpet. Missing medicine cabinet doors in the bathrooms. Some of the furnitue were damaged and others were stained. The layout was not as described. It was a very disappointing experience.

We were offered a in room whirlpool. We booked a two room suite. After a very long waiting for the check in, we were told, that we got an "upgrade" to a 3 bedroom. Uncomfortable because the main rooms are upstairs. So if you plan to rest, get ready to be stairs up and down. All the units are 3 bedroom so there is no actual upgrade. We reserved a 3 bdr and got upgraded to 4, good deal. There's no hotel service this is a time share townhouses. The location is a good drive to disney but the neighborhood is pretyy good. be careful and read the fine print... there's a lot of hidden fees. Daily resort fees and cleaning fees. The first room that was given to us was dirty the beds old hard mattreses and the carpet had not been cleaned for months. I did not let my family walk on it. We stayed 5 days in a 4 bedroom townhouse. The living room did not have a pull out bed in the couch so our 9th guest spent 5 nights sleeping on the couch. 3 chair legs were loose/broken. There were 3 legs on the couch. Only a 19" old fashioned TV in the living room, no TV's in bedrooms. The pool was only 4 feet deep. Furniture outdated and old/raggedy. […] Bed headboards weak/wobbly. My wife and I chose to stay at Regal Palms because it was not too far from where we lived. We just became "empty nesters" and needed a little "getaway" time together...it was the best two days we've spent together in a long time. The condo was new and absolutely clean...I was very impressed with the site. The staff was very friendly and very helpful. […] The food was very good. I felt very comfortable there at this resort. Very family oriented resort. The only downside on this trip was the smoke alarms needing battery replacements (chirping alarms)...but even this was minor compared to other places we've been to. We loved the Regal Palms! The 4-bedroom townhome was spacious and lovely. It was a only a 5-minute stroll to the pool complex, which was a big highlight of the stay. All of the kids--three 14-year olds and two 8-year olds--enjoyed the slide and the lazy (not-so-lazy!) river, and so did the adults! We recently stayed in regal palms and we loved it. The service, the room everything was excellent. We are definiyely going back next year. This is the perfect place to stay with your family.

We stayed here (8 of us - including 3 children) for 2 nghts. I was nervous because I had read other reviews saying the rooms were dirty and the beds were very uncomfortable. I thought the beds were just fine - I slept very well, as did everyone else in my party. The room was very clean - it even smelled freshly cleaned when we arrived. We went to the […] Magic Kingdom, which was a little drive (20-25 min)- but not too bad just to go there and back for one day. The next day we spent in the resort pool. This was great! There were a lot of people there, but it was not too crowded. We enjoyed the lazy river - you can bring your own tubes, and my kids LOVED the slide (ages 7 and 4). My mom and dad even went down a few times - lots of fun. We ate lunch poolside and enjoyed the music - nice to listen to, and not too loud. What a fun day. I will definitey stay here again! WE STAYED FOR A WEEKEND AND WILL DEFINITELY RETURN. AS A FAMILY OF SIX, IT IS DIFFICULT TO FIND A HOTEL THAT CAN ACCOMODATE US WITHOUT BOOKING A SUITE. tHIS WILL BE OUR SPOT WHEN VISITING DISNEY AND UNIVERSAL STUDIOS FROM NOW ON.

Stayed in a town home and shared the expense with another family. Price was good...cleaning fee is outrageous and would not stay here if we didn't split the cost with another family! Carpets could use major cleaning. Had to reprogram the tvs and plug them into the cable outlet. Swimming pools were nice. Check in was slow. Had pots and pans but no cooking […] utensils. We stayed 2 nights on easter weekend. A family of 6. When we arrived the reception was full of people. Despite of that the check in was pretty fast. Arrived and checked in to find we were as far away from the pool as one could be. After arriving back from Epcot tired and with a cranky 8 year old, went to go to bed to find the bed sheets covered in blood. Not even a shampoo and body lotion - you get those even if you stay at the Motel 6. We booked this place based on the pictures we saw, but ended up staying at a substandard hotel. Extremely disappointed in the entire experience. When you book at a place called Regal Palm Spa and Resort your impression is a mid to high end facility that offers ammenities, but quite the contrary. hotel townhouse was not what i expected and not what i had paid for. wasn't pleased at all. customer service stinks, old run down furniture, only 2 tvs in an the entire 4 bedroom townhouse (13 inch tube tv). my entire family had to suffer along with me. very dissatitsfied ......

The highlight of this location is the great pool/water slide/lazy river.
