The rooms are very very small. I was also hit with a $15 per day "administration fee" that was annoying as it was not disclosed until I checked out. But the location is very great; right at the bottom of Powell Street. A very good Italian restaurant on-site. For the right price, it is a good place to stay. But it has to be the right price.

Very conveniently located! Union Square is 1/2 block away & Macy's is across the street. Hotel Restaurant is very nice; great food. Hotel & Restaurant staff are all very friendly and helpful. The only disappointment is the $15 resort fee, $45 valet parking fee PLUS taxes on top of taxes. Oh well, this is downtown San Francisco afterall!

Rooms are small, but who stays in the room in SF anyway. Staff very helpful, nice coffee/wine bar in the lobby. Two suggestions: celing fan and curved shower curtain rod. Definitely would go back again.

I've stayed in hotels in lots of cities, and my room (#232) was once of the NOISIEST ROOMS EVER. Right across the hallway from the fitness center, you could hear every fitness machine whirring and banging around as if someone was on the treadmill right next to your head. And of course someone was up at 7 to work out! But the worst is I think some of […] these rooms are right over a neighboring club or bar, and they chose to start blasting club music at a bit before 7 am. Because it wasn't the hotel's fault, there was nothing they could do about it. I think our room was also right over the kitchen or something because you could hear glass bottles being dumped into recycling for a good 20 minutes. Otherwise this hotel would have been great but the room they gave us was God-awful in terms of not being able to sleep in past 7--I'm on vacation, for Pete's sake! This was one of the best hotel experiences I've had to date. When I go to SF, I usually stay up the street at the St. Francis but couldn't get a reservation on short notice. After being used to the grander hotel, I prepared myself for a lesser experience. I was pleasantly surprised to find the Villa Florence to not only be gorgeous but also offer a […] level of service that made the visit truly remarkable. When I arrived I was given a room with one single bed and no view. When I went back to the front desk to ask if there were any rooms that had two queen beds per my reservation, they quickly recognized the problem and offered me a gorgeous double room with a view of the vibrant street and Union Square below. The manager was worried that the street noise might keep me awake but with the windows closed I was completely unaware that I was in the city. Right in the lobby there was a fantastic Italian restaurant where I had two delicious dinners. I knew there was a great variety of restaurants around the city but after the great first meal and awesome convenience I had to go back a second time. When I had to go anywhere the doorman took care of everything including hailing cabs and offering concise directions. Thanks to everyone there who made my stay perfect. I'll be back soon. With the exception of the charge for WiFi service, this is an excellent stay in the City by the Bay.

I am always pleased with the service in this hotel- polite and professional. However, I was very disappointed to arrive and be informed that the hotel now charges a "resort fee"- what resort? I had paid in full (I thought) via hotels.com and have never encountered this- I've stayed there frequently. The only logical additional add on would be their […] parking if you use it. The hotel is decent enough, but the rooms are rather old. Everything is clean and spatious enough though. The location is really great, close to a large number of intersting points in San Francisco. The hotel Wifi is really slow, and there is a surcharge to be paid called "administration fee"!

We visit SF a couple of times of year and have stayed at more expensive hotels nearby and enjoyed them. On this trip I was looking for a less expensive hotel with similiar amenites because I was purchasing an additional room for my son and his wife. I found this hotel on hotels.com and read the customer ratings and saw how consistant they were in their […] praise. Based on their advice I rented the rooms and everything turned out perfectly. Quiet, comfortable hotel in a great location. Highly recommended. Parking a car in the city is expensive, so if you can take Bart, or other transportation to the hotel you'll save yourself some money.

Satellite didn't work too loud no bathroom vanity space outlets wouldn't hold plugs

Only one night but I was pleasantly surprised by the service level and friendliness of staff, and by quality of the room given the price. There is valet parking - worthwhile given the busy location and expensive self-park options. We loved our brief stay at Villa Florence. We found the location to be perfect given that we traveled via BART from Berkeley to SF. It was near Union Square and all the great shopping. We were able to walk to Chinatown for dinner and the next day hopped on a bus taking us to the Marina District. The hotel is beautifully decorated and comfortable. We upgraded to a junior suite and it was pretty nice. The room could have been a little cleaner, but overall it was nice for the price.

The rooms are a bit small but fine linens and a comfortable bed make for a lovely stay. My favorite hotel in downtown SF.

The hotel is right in the heart of Union Square. Eaasy acess to thecable cars, BART and best of all--Shopping! The front desk staff was extremely helpful & accomodating. The rom is a bit on the small side but unless you don't plan on leaving the room-it's more than adequate. Bed & pillows--soooo comfortable.

Be careful of the additional hotel fees of $15/day for "convenience."

Villa Florence is a great value in a perfect location: San Francisco's Union Square. My stay was special because it was during the Christmas holiday season, but it should be nice year-round. I was charged an "administration fee." I was told that it was for the wifi. I like having the option of choosing the services I pay extra for! If I don't use it, I don't pay for it! Hotel was surprisingly good. It was older but clean and updated. I would highly recommend.

I booked this for my parents who have stayed at this property 20 + times. They love the location - easy to get to with the valet parking - easy to walk to cable car, shopping and restaurants. They love the restaurant in the hotel and the staff always treats them fantastic.

Every December, sometime before Christmas, my wife and I make a trip to San Francisco to shop, see a show, and spend the night. We have stayed at many hotels on/around Union Square and this is a fine example of an older hotel being maintained well. We enjoyed the location immensely. The hotel is very nice and conveniently located, but I was confused by the addition of extra charges when I checked out. I booked through Hotels.com and paid for my week long stay ahead of time via credit card and then when I checked out, I was asked to pay an additional administrative fee. This charge was not related to any thing I had used in the […] room, it was simply an additional charge for the room that I was not made aware of during the booking process. We spend a night in SF during the week between Christmas and New Years every year with our oldest granddaughter who is 17 now. This year we stayed in a Family Suite at the Villa Florence. It was clean, convenient, and the service was very good. The room was a good size. The building is dated but as I said it was very clean. Was able to check in early this past Thursday and was grateful because I was sick. The only thing that offset this? Housekeeping knocking on the door THREE times and then wanting to have a discussion about the exact duration of my stay. When the incessant inquiring stopped I was finally able to get some much-needed sleep. In the morning I requested […] a late check out and was informed I could stay until 1pm without a problem and to make sure and get my car by 4pm to avoid additional charges. Was so appreciative of Gabriella allowing the late check out until housekeeping came knocking on the door another 2-3 times. The heater made so much noise we could hardly sleep. The bathroom was tiny, and the sink drained slow. Staff was great, the decor was excellent. the location was perfect. If they fix the heating issue I would gladly stay there again.

Villa Florence is first class in location, service and attention. Nonetheless, in our checking out, we were surprised by the charge of "hotel fees". It was a surprise because we've assumed that we had paid everything. These fees should be included in the price they announce when one books it.

We really like this hotel - this was our second stay there because our first stay was so great, however, this trip was a little different, in a not so good way. The first strike: when we checked in and first arrived in our room, we noticed that our bed linens were a bit soiled (it looked like someone spilled a little food grease on the sheets or something […] and didn't bother to change them because the bed was already made). The second strike: the water had to be shut off due to an emergency plumbing issue the morning that we were checking out. I know it's not the hotel's fault, but we were unable to take showers on the day of our departure. It was uncomfortable to have to sit on a plane unshowered. We were comped a couple of bottles of water to brush our teeth and one of the $15/day charges for internet... It just didn't feel like the hotel staff realized what an inconvenience it was - we didn't have the time to wait around for the water to come back on because we had to leave... Location was great, right off of Union Square. Small, clean room. But we had to pay $18 in hotel fees at checkout, on top of all the fees we paid when we booked the room. The fees were never disclosed to us. Also, a water pipe broke and we had no running water the morning we left.

I stayed here once before and had not dined at their restaurant downstairs. When I checked in I asked the front desk what they would recommend and the gentleman grabbed a menu and made several recommendations off their seasonal menu. The duck bolognese was outstanding. It makes me salivate just thinking about it.

I chose this hotel because of location. There are public computers and printers so we could check in and print out the boarding pass. At the check-out, they charge us $15/day for administration fee.
